Construction Coordinator
The candidate works alongside the principals of the firm, clients, designers, architects, builders, contractors, furniture vendors and suppliers.
LEADERSHIP FUNCTIONS
- Assist the project team including but not limited to the architect, contractor, attorney, engineering consultants and others as needed.
- Make daily updates on Smartsheet, Google Docs and other cloud based systems. regarding project progress, task management and budget status.
- Follow up on the responsibilities of the project team using phone, email and text.
- Make real time updated to meeting minutes for all projects in Google Drive
- Attend [virtual and in-person] meetings with clients, State and local permitting authorities, subcontractors, and vendors regarding engineering.
- Contribute to work schedules that achieve on time submission of all the engineering/architectural deliverables for all RFPs as well as existing projects in Design and construction phase.
- Review drawing packages created by third party engineering or architect firms.
- Coordinate between different disciplines of engineering firms when necessary.
- Evaluate future technologies and vendors.
- Negotiate contracts with external vendors to reach profitable agreements.
- Evaluate job progress and prepare detailed reports.
- Support Executives on Business Development.
- Drive to Planning and Building departments to complete application documentation and submit corresponding paperwork.
- Determine needed resources (manpower, equipment and materials) from start to finish with attention to budgetary limitations
- Ensure that all projects are delivered on-time, within scope and within budget
- Acquire equipment and material and monitor stocks to timely handle inadequacies
- Determine landlord requirements when applicable regarding insurance, preferred vendors and access
- Prepare budget and cost estimates, along with work timetables
- Prepare and update project schedules.
- Oversee the logistical requirements of a project
- Conduct site visits to inspect work, check materials and ensure subcontractors are following health and safety guidelines.
RECOMMENDED QUALIFICATIONS
- 2+ years of experience in Construction project oversight preferred.
- 2+ years of trade experience in framing or electrical field work preferred.
- Organized team player with leadership abilities
- Patience, kindness and flexibility
- Excellent verbal and written communication skills in English and Spanish
- Strong computer skills - word processing, email, spreadsheets, internet research
- Ability to handle multiple tasks - resilience, endurance and efficiency
- In-depth understanding of construction procedures, codes, blueprints, materials and project management principles
PHYSICAL REQUIREMENTS
- Frequently requires sitting for extended periods of time entering data into a computer
- Occasionally requires standing, walking, reaching, talking, and hearing
- Lifting up to 50 pounds.
- Vision requirements: Ability to see information in print and/or electronically.
- Must have a driver's license, your own car and reside in the Los Angeles Area.
