Job Description:
The Company is a privately-owned, independent real estate investment, development and management firm. The Company has acquired or developed more than $25 billion of property on behalf of various investment funds, institutional clients, and its own account, encompassing all major property types. The Company is based in New York City, with regional offices in Palm Beach and Mexico City.
Working closely with our development and acquisitions team, you will be working on the entire life-cycle of a development deal. You will lead the development of assigned projects, from site diligence, feasibility analysis, zoning entitlement, and project proforma development through construction and delivery.
Key Responsibilities:
Construction Budgeting & Pre-Development:
· Create and manage comprehensive construction budgets for real estate development projects, including
estimating costs for materials, labor, permits, soft costs and other related expenses.
· Create project budgets based on varying degrees of informational inputs during the diligence phase. Know how
to use take-offs and your network to reasonably estimate budgets prior to formal drawings.
· Review, and organize legal documents, contracts, and agreements related to commercial real estate
developments with contractors and vendors.
· Manage the selection, contracting and ultimate oversight of architects, engineers and contractors
Feasibility Assessment:
· Perform due diligence on potential properties, including zoning regulations, environmental factors, property
inspections and other relevant constraints with a team you evaluate and select.
· Evaluate the feasibility and potential profitability of real estate development projects and present findings to
senior management.
· Verify the accuracy and completeness of all due diligence materials.
Transaction Management:
· Coordinate and manage the pre-construction closing process for developments
· Ensure all required documents and information is collected, reviewed, and prepared for closing.
· Coordinate closing schedules and attend closings to ensure all documents are executed properly.
Construction Management
· Monitor and track actual construction costs, identify variances, and recommend cost-saving measures when
necessary. Track project budgets and expenditures, identifying cost overruns, and helping to develop cost-
saving strategies.
· Analyze construction project data to identify trends, inefficiencies, and areas for improvement.
· Create and maintain project reports, dashboards, and documentation to track project progress, budget
adherence, and compliance with quality and safety standards.
· Review change orders and their impact on project budgets and timelines
· Review plan changes
· Utilize data analytics tools to track project performance metrics, such as project timelines, budgets, and quality
standards.
· Prepare and present regular reports to the management team and other stakeholders.
· Collaborate with project managers, architects, engineers, contractors, and subcontractors to ensure project
objectives are met and that communication flows smoothly.
· Provide support in coordinating project activities and ensuring compliance with project plans and schedules.
· Manage project documentation to ensure compliance with contractual obligations and reporting requirements.
Collaboration:
· Collaborate with cross-functional teams, including architects, engineers, legal counsel, and construction
professionals, to ensure alignment and successful project execution.
· Assist in negotiations and liaise with external stakeholders, including government agencies, to obtain
necessary permits and approvals.
· Collaborate with internal stakeholders including acquisitions, finance and asset management
Qualifications:
· Bachelor's degree in Finance, Real Estate, Construction Management, Finance, or related field.
· 7-15+ years of experience in real estate construction, project management, construction management,
development, or a related role.
· Understanding of relevant software suites such as MS Office, ProCore, etc.
· Ability to read and understand construction plans
· Knowledge of real estate market research and analysis.
· Understanding of general finance, accounting, leasing and capital market concepts
· Excellent communication and presentation skills.
· Knowledge of contract negotiation
· Ability to work effectively and in a team-oriented environment.
· Ability to work independently
· Regular travel to job sites and jurisdictions required
· Attention to detail and strong analytical skills.
