The Project Manager will play a critical role in overseeing the renovation of a large residential complex and ensuring that all projects are completed on time, within budget, and to the highest standards. This role requires a blend of construction management, real estate knowledge, and property management experience. The ideal candidate will also assist in the administrative and operational support of property managers at other locations, ensuring smooth operations and high tenant satisfaction.
Key Responsibilities:
- Oversee the renovation of a 288-unit residential complex, including planning, scheduling, and managing all phases of the project.
- Coordinate and supervise subcontractors, including electricians, plumbers, carpenters, and other trades, ensuring quality work and adherence to timelines.
- Manage and monitor project budgets, ensuring cost-effectiveness and resource efficiency.
- Conduct regular site inspections to ensure compliance with safety regulations, building codes, and quality standards.
- Collaborate with property managers at other locations to provide guidance and support in property management tasks.
- Address maintenance issues promptly and efficiently, coordinating with the maintenance crew to ensure timely resolution.
- Maintain effective communication with stakeholders, including property owners, tenants, contractors, and team members.
- Prepare and present regular progress reports to senior management.
- Ensure all necessary permits and licenses are obtained and maintained.
- Implement best practices in project management and property management to enhance operational efficiency.
Qualifications:
- Bachelor’s degree in Construction Management, Real Estate, Business Administration, or a related field preferred.
- Minimum of 5 years of experience in project management, with a focus on real estate, property management, or construction.
- Proven track record of successfully managing large-scale renovation projects.
- Strong knowledge of construction processes, building codes, and safety regulations.
- Excellent leadership, organizational, and problem-solving skills.
- Ability to manage multiple projects simultaneously and work under pressure.
- Strong communication and interpersonal skills, with the ability to effectively collaborate with diverse teams.
- Proficiency in project management software and tools.
- Valid driver’s license and ability to travel within Brazoria County as needed.
Preferred Experience:
- Experience in real estate development or property management.
- Familiarity with the local real estate market in Brazoria County, including Freeport and Angleton.
- Experience dealing with contractors and maintenance crews.
