Position Summary:
Responsible for providing restaurant project/construction management services, as well as administering and supervising improvement activities for Red Swan Pizza Restaurants.
Successful candidate must reside within the Greater Toronto Area

Essentials Functions
Restaurant Project Management:
- Responsible for working with Red Swan franchisees, designers, contractors, municipalities, landlords, realtors, business development team etc., reviewing restaurant drawing submissions to ensure that proposed design and construction meets Red Swan Franchise guidelines and standards.
- Recommend changes to drawings and specifications for compliance with Red Swan Franchise standards and ease of construction.
- Monitoring restaurant construction projects to ensure that procedures, materials, and equipment comply with approved plans, specifications, and samples, building standards and quality.
- Maintain, revise, and update Construction Manuals as a result of code changes or company standard changes; ensure that required start up documents are received by franchisee and contractors.
- Co-ordinate with franchisees, their consultants and contractors during construction to assist in resolving building issues, site problems, and to assist in maintaining project schedule.
- Manage site meetings and project inspections to ensure projects are delivered on time, budget and as per Franchiser’s specifications.
- Evaluate and recommend contractors. equipment’s vendors, manufacturers, trades and suppliers that meets franchisers cost of construction, time, conformity with specifications and standards; manage the key relationships with the selected Franchisee team to deliver a successful project based on approved timing, scope and budget.
- Prepare and review tender documents, contracts, purchase orders
- Manage documentation and correspondence relevant for the project.
- Advise management of up-to-date construction management concepts, designs and practices.
- Help with finding material/product replacement with substitutes and new design of restaurants, along with finishes selection, and research.
- Monitor deficiency lists, review projects at end of warranty period for defects and non-compliance items.
Support to Other Departments:
- Assist Leasing, and/or Legal Departments in the negotiation and finalization of lease documents related to construction work and issues.
- Provide accurate project status updates to all stakeholders (schedule and cost).
- Collaborate and support with building modifications, restaurant projects, finishes selection, and research.
- Assist with Franchise development team that includes potential franchisee screening, answering queries, on site meeting, site assessment/evaluation etc.
Billing & Administration:
- Approve invoices and allowances; review and recommend approval of payments to contractors, suppliers, etc. for quantities of materials received or used and work completed during specific periods (if applicable)
- Develop, recommend, and maintain accurate and current project budgets.
- Embody and support Red Swan restaurants Safety, Health and Environment Policy

Knowledge / Skills / Abilities
- University Education; P.Eng., preferred.
- Project management skills including experience with General Contractors.
- 3+ years related experience in restaurant building construction and renovations.
- Ability to read, interpret and understand drawings and specifications.
- Experience with negotiations and with budgeting is a definite asset.
- Strong knowledge of building codes, contract law, construction material, and design concepts.
- Knowledge of construction, contract practices and project close out procedures.
- Knowledge of local municipality requirements and regulations.
- Basic Accounting knowledge and working experience within an accounting system.
- Computer Software knowledge of MS Office, Outlook, Project/Construction Management Software and restaurant drawings software program.
- Superior customer service delivered by strong verbal and written communication skills.
- Solid negotiation, problem solving, and interpersonal skills.
- Excellent multi-tasking, detail orientation and organizational skills.
- Must have a valid Ontario driver license and be able to travel for site visits.

Salary: $72,000-$84,000 per year
