Position Summary:
The Forward Planning Manager is instrumental in steering our projects from inception to completion, ensuring they align with quality standards and organizational expectations. This position will be pivotal in implementing robust project management methodologies, managing project timelines, and safeguarding financial parameters.
Responsibilities:
- Implement project management methodologies to ensure timely delivery of approved project scope within budget, while meeting or exceeding quality standards and organizational expectations.
- Oversee project plans and entitlement processes, assign teams, monitor daily efforts, and ensure alignment with set timelines, budgets, and quality standards.
- Manage project schedules from acquisition to build-out, overseeing budgets, forecasts, funding requests, and cost allocation.
- Liaise with municipalities (cities and counties) to collect development impact and building permit fees for designated projects.
- Coordinate with engineers, architects, and consultants during design development, leading to the creation and submission of construction drawings.
- Secure and expedite the submission of project dates related to acquisition, purchasing, construction, Bureau of Real Estate, and bond exoneration to relevant departments and personnel.
- Gather crucial due diligence data for specific projects and serve as the primary point of contact for all facets of assigned tasks.
Qualifications:
- Bachelor’s degree in finance, real estate, real estate development, or equivalent. Advanced degree is preferred.
- 10+ years of related relevant experience within the land development, or construction industry.
- Strong working knowledge of real estate acquisitions, entitlement processing, and budgeting.
- Proven experience leading and developing teams within a challenging and dynamic environment.
- Strong communication skills and comfortable collaborating cross-functionally with internal and external business partners.
- Strong organizational skills with the ability to manage and prioritize multiple projects simultaneously, while adhering to strict deadlines.
- Excellent computer skills, including proficiency in Microsoft Office products, with a strong focus on Excel.
Supervisory Responsibilities:
This position has supervisory responsibilities and will lead a team of people.
Physical Requirements:
This position involves both office and field responsibilities. Must be able to operate a motor vehicle, climb stairs/ladders, walk on active jobsites, read plans, bend, stoop, reach, lift, and carry items weighing more than 25 pounds. Office work includes sitting at a computer for extended periods, completing paperwork, and receiving/returning phone messages. Proficiency in operating a computer keyboard and calculator. Must be able to work both indoors and outdoors, adapting to different weather conditions. Public contact is required; therefore, professional appearance and appropriate business attire are expected.
Safety Requirements:
This position is a safety sensitive position and includes tasks or duties that could affect the safety and health of the employee performing the task and others. This position requires safety training provided by the company.
Travel Requirements:
Occasional travel may be required. A valid driver’s license and active vehicle insurance is required at all times.
