Job Description:

We are seeking a detail-oriented Accounting and Real Estate Administrative Assistant to support our accounting and real estate management functions. The ideal candidate will possess a solid understanding of basic accounting principles, proficiency in various software applications, and the ability to assist in both administrative and financial tasks related to real estate operations.

Key Responsibilities:

Accounting & Real Estate

· Understand and apply basic accounting skills, including debits and credits.

· Utilize accounting software such as QuickBooks for daily transactions.

· Assist in financial reporting by preparing Profit & Loss statements, Balance Sheets, Rent Rolls, and NNN reconciliations.

· Manage accounts payable to ensure timely bill payments.

· Reconcile bank and credit card statements timely & accurately.

· Onboard new tenants into the system, including scheduling rents and setting up ACH payments.

· Prepare and manage CAM/NNN/Base Year Budgets.

· Understand and calculate Internal Rate of Return (IRR).

· Create and maintain amortization schedules.

· Manage contractor relationships and assist with creating/updating real estate schedules and rent rolls.

· Generate quarterly reports and NNN/Over Base Years (OBY) reconciliations.

· Create and distribute 1099 forms to vendors.

· Prospective purchase underwriting

· Assist with Investor Administration, including creating distributions and tracking financial metrics such as waterfalls, IRR, Cash on Cash returns, and yields.

Administrative Assistance

· Support the Portfolio Administrator with day-to-day tasks, including, but not limited to

o Communication with Investors

o Special Reports – for example, property reports, financial reports, internal return of investment reports

o Scanning and Filing of Documents

o Data Entry

o Enter, review & prepares specific Accounts Payables

o Tenant Communication on specific matters regarding OBY/NNN, allowances, abated rents, etc.

o Maintain investor portal up to date
