Job Summary:

Edgewood Realty Partners is seeking an Acquisition & Development Analyst that will be actively involved in conducting financial analysis and assisting the acquisition and development team across various activities. The ideal candidate will be someone who has great analytical horsepower, creative problem-solving skills, has a passion for commercial real estate acquisition & development, and an ability to thrive in a lean team setting and an entrepreneurial environment. Our team’s structure allows for direct exposure the firm’s Partners and to all facets of the investment and decision-making process.

Edgewood Realty Partners is a real estate investment firm based in South Pasadena, CA, and is an active investor and developer of institutional-quality projects on the West Coast.

Job Description:

Responsibilities for the position include, but are not limited to:

· Conduct initial screening on acquisition and development opportunities

· Coordinate site acquisition, pre-development, and development efforts

· Prepare and update financial models for acquisitions and developments including:

o Rent roll analysis

o Review of historical P&L statements

o Market rent analysis

o Sales Comp and Land Comp analysis

· Liaise with external partners and due diligence advisors such as brokers, accountants, attorneys, and consultants during transactions

· Manage procurement and review of due diligence reports

· Develop and manage deliverables to capital sources including:

o Lender and Investor reports

o Project reports

· Develop investment memoranda and other presentations for internal investment review

Minimum Required Qualifications, Skills, and Abilities:

· Bachelor’s degree in Real Estate, Business Administration, Finance, Engineering, Architecture, or other related field from an accredited undergraduate institution

· Experience in a real estate, finance, consulting or analytical role preferred

· Strong modeling, analytical and problem-solving skills

· Strong written and verbal communication skills

· Enjoys working with creative, diverse teams

· Ability to multi-task, and strong attention to detail

· Excels in a fast-paced, rigorous work environment; effectively prioritizes and meets deadlines

· High comfort level with the technology used to aid in collaboration, communication, and documentation

· Strong knowledge in Excel, PowerPoint, and comfortable learning various software

· ARGUS experience is preferred, but not required
