Description: The Data Center Research Analyst will be a part of a collaborative investment strategy and research team with responsibilities including researching the data center market, understanding data center construction costs and trends, researching demand drivers in the data center market such as cloud and AI growth, tracking sale and lease comparables within the data center market, tracking fundraising in the data center market, and researching hyperscalers and other tenants to understand their strategies and growth plans. The Data Center Research Analyst will report to the Managing Director of Investments and will be based in ElmTree's St. Louis, MO office.

Responsibilities:

Research and forecast demand drivers in the data center market such as cloud and AI growth
Understand the construction costs, building materials, property specifications and equipment housed within the data center sector
Research hyperscalers and other tenants to understand their strategies and growth plans
Update transactional databases to track sale and lease comparables for data center properties
Build and update models that utilized to value and forecast prices for data center properties
Network with research and industry professionals in the data center sector
Analyze fundraising and performance trends in the data center sector

Qualifications:

Bachelor’s degree or higher in finance, economics, computer programming, mathematics, statistics or related area required
General understanding of computer programming and AI
High proficiency with Microsoft Excel, PowerPoint and Word
Strong work ethic with the ability to work in a fast-paced environment
Proactive with the ability to prioritize and multi-task as needed
Ability to work seamlessly with existing team of analysts in a collaborative manner
